Job Summary: We're seeking an experienced and visionary Construction Project Manager with exceptional leadership and construction expertise. This role involves overseeing and guiding the execution of residential and mixed-use projects from pre-construction to close-out. Responsibilities (What the day-to-day looks like): Internal System Development and Project Documentation Design and maintain an organized internal project management system, including file/folder architecture, documentation workflows, and update protocols. Ensure data consistency and document accuracy across all project phases. Implement tracking tools and platforms (e.g., Monday.com or equivalent) to centralize information and improve team-wide accessibility and coordination. Establish protocols to prevent outdated or duplicated records, ensuring live project data. Project Oversight – All Phases Pre-Construction -Department of Buildings (DOB) filings and approvals -Permit applications and tracking -CO (Certificate of Occupancy) plan coordination -Bid solicitation, evaluation, and leveling -Budgeting, scope verification, and quantity take-offs Construction Execution Monitor on-site progress through frequent coordination with field teams and subcontractors. Ensure that documentation (RFIs, change orders, submittals, schedules) is accurate and aligned with project timelines. Track and verify that construction activities adhere to plan specifications and regulatory approvals. Close-Out Lead final project close-out processes, including: -Punch list execution and validation -TCO (Temporary Certificate of Occupancy) and CO (Certificate of Occupancy) acquisition -Compilation and archiving of final documentation for client turnover Bid Leveling and Technical Discrepancy Resolution Conduct detailed bid reviews and sorting of leveling sheets. Identify mismatches between bid items and project scopes, even when terminology or formatting varies among subcontractors. Collaborate with internal estimators and external vendors to clarify scope, align cost expectations, and validate inclusions/exclusions. Ensure accurate interpretation of architectural, structural, and MEP plans to assess scope completeness. Evaluate construction drawings to identify potential conflicts or errors relative to field conditions, pricing, and execution feasibility. Flag deviations between subcontractor proposals and design intent, and recommend corrective actions. Apply working knowledge of construction assemblies, material standards, and NYC building codes to support design and procurement decisions. Cross-Team Communication and Coordination Act as the central liaison between internal project managers, consultants, architects, and field personnel. Maintain steady communication via WhatsApp (primary), email, and scheduled meetings to ensure accurate and real-time information flow. Facilitate team alignment by translating complex technical issues into actionable instructions for all stakeholders. Proven ability to manage full project lifecycles from pre-construction through close-out. Hands-on experience with DOB filings, plan reviews, bid leveling, and coordination. Experience developing internal systems for document control and project tracking is a significant advantage. Technical Skills: Advanced knowledge of construction plan reading and technical detailing. Proficiency with project management. Proficient in tools for scope comparisons and bid analysis. Familiarity with AutoCAD, Bluebeam, Revit or equivalent for markup and plan review is desirable. Soft Skills: Meticulous attention to detail and a proven ability to manage multiple priorities and meet tight deadlines. Strong organizational skills with the ability to create and maintain efficient internal systems. Ability to work both independently with minimal supervision and collaboratively within a team environment. Strong decision-making abilities with a focus on informed and practical construction solutions. Exceptional leadership and communication skills (oral, verbal, and written English) for effective team guidance, subcontractor coordination, and client collaboration. Software Proficiency Required: Project Management Tools (e.g., Monday.com, Asana, Trello): Proficiency in organizing tasks, managing timelines, and tracking documentation workflows in collaborative platforms. Microsoft Excel / Google Sheets: Advanced skills for bid leveling, budgeting, and quantity takeoffs. Must be able to build and maintain detailed spreadsheets to compare subcontractor proposals and identify discrepancies.
