Position : Property Manager Working Hours : 30 hours per week, 9 AM-4 PM, PST Location: Latin America About the Company: The client is a leading financial management firm with two divisions – Wealth Management (specializing in public and private market securities, financial planning, tax strategies, insurance, and estate planning) and Real Estate Management (primarily focused on multifamily properties). Each division is its own corporate entity. This role will primarily support the Real Estate Management division, overseeing all aspects of real estate management, including property management and real estate investment-related matters. Position Overview: The client is seeking an experienced and detail-oriented Property Manager to oversee the day-to-day operations of our multifamily rental properties. The ideal candidate will be responsible for managing tenants, coordinating maintenance, handling financials, and ensuring the properties operate efficiently while maintaining high occupancy and tenant satisfaction. Duties and Responsibilities: Leasing & Tenant Management: Oversee leasing activities to ensure timely occupancy of vacant units. Develop and implement leasing strategies to maintain high occupancy rates and reduce turnover. Handle tenant inquiries, complaints, and conflict resolution. Oversee tenant screening, lease applications, and lease renewals. Optimize lease terms to balance tenant retention with revenue growth (e.g., annual rent adjustments, staggered lease expirations). Ensure compliance with lease agreements, rent collection, and enforcement of policies. Address tenant concerns promptly to maintain a positive living environment. Able to handle tenant maintenance requests and assist with basic troubleshooting over the phone when needed Property Maintenance & Inspections: Schedule and oversee routine property inspections to ensure compliance with safety and housing regulations. Coordinate and supervise maintenance requests, repairs, and renovations. Possesses strong knowledge of general repairs, maintenance items, and basic construction terminology. Work with vendors, contractors, and service providers to maintain the property in excellent condition. Financial Management & Rent Collection: Ensure timely rent collection and enforce late payment policies. Prepare and manage property budgets, financial reports, and expense tracking. Monitor and control operating expenses to maximize profitability. Monitor rental income, operational expenses, and net operating income (NOI) to ensure financial stability. Implement cost-control measures, such as bulk purchasing and renegotiating service contracts. Establish rental pricing strategies based on market trends, demand, and economic conditions. Coordinate with lenders and financial institutions to secure optimal financing and refinancing options. Legal & Compliance: Stay up to date with local rental laws and fair housing regulations. Handle lease agreements, security deposits, and eviction proceedings when necessary. Ensure compliance with all property-related legal requirements. Marketing & Occupancy Management: Develop and execute marketing strategies to attract new tenants. Maintain high occupancy rates by proactively managing lease expirations and renewals. Show vacant units and coordinate with leasing agents if applicable. Vendor & Contractor Management: Establish and maintain strong relationships with maintenance teams, vendors, and contractors. Negotiate service contracts and bids to ensure cost-effective and high-quality work. Property Performance Optimization Implement dynamic pricing strategies aligned with market demand and seasonal trends. Oversee preventative maintenance initiatives to prolong the lifespan of property assets. Manage capital improvement projects, including unit upgrades, common area enhancements, and energy-efficient installations. Define and monitor key performance indicators (KPIs) to track leasing efficiency, occupancy rates, and tenant retention. Reporting & Communication: Provide regular updates and reports on property performance and financials. Communicate effectively with property owners, keeping them informed of key issues and opportunities. Qualifications: Experience: Minimum 3 years of property management experience, preferably in multifamily housing. Successful completion of a background check, fingerprint screening, and previous employment verification Experience in structuring lease terms to optimize occupancy and revenue. Knowledge of cost-saving strategies and contract negotiations Skills Strong organizational, communication, and problem-solving skills Ability to negotiate contracts and oversee third-party services Strong interpersonal skills to handle tenant disputes and maintain positive relationships. Software Proficiency: Familiarity with property management software (e.g., AppFolio, Buildium, Yardi, or similar) and real estate asset management software such as STESSA. Licensing: Property management certification preferred
